Guest Tips and Reminders
1. Check-in time is 3:00 P.M., and Check-out time is 10:00 A.M. We can be very flexible with these times depending on when the home is booked again. Please inquiry at the office 1 800 215 8904. If you check out late with out authorization there will be a $50 per hour fee.
2. Linens and towels are provided at the home and the kitchen is fully equipped. BBQ's are not available in the winter months.
3. Occupancy limit for the home will be strictly enforced.
4. Dogs are welcome at "Dog Friendly" homes. Dogs are not permitted at non "Dog Friendly" homes.
5. All homes are non smoking homes - we thank you for your consideration.
6. Security deposits will be returned to you or destroyed after you depart. Please let us know if you would like the check returned.
7. Each bathroom will have one roll of toilet paper and there will be one roll of paper towels in the kitchen. Additional supplies can be purchased at the local supermarkets. Please call ahead with questions regarding firewood supply.
8. You will be staying in someone's home. Please treat this vacation home as you would expect your own home to be treated.
Company Policies
Confirmation and Payment: We email you a rental agreement for the vacation property you have chosen and please note your reservation is not confirmed until you have returned your signed vacation rental contract. If your reservation is made within 6 weeks of arrival, the rental payment and the refundable security deposit are due with in 5 days of booking. If your reservation is made more than 6 weeks in advance, a deposit is due with in 5 days of booking and the remaining rental amount and the refundable security deposit are due six weeks prior to arrival.
Security Deposit: $500 or $750 Please send a separate check for the deposit. Tenant shall provide a security deposit no later than 6 weeks prior to arrival. Owners and their agent may use all or any portion of the security deposit reasonably necessary to (a) cure Tenant’s default in payment of rent or other sums due; (b) repair damages caused by Tenant or by a guest or licensee of Tenant; (c) clean the premises in excess of normal clean, if necessary upon expiration of the term; (d) if tenant had an occupancy of the premise in excess of the capacity of the premise; (e) replace or return personal property, excluding ordinary wear and tear. No later than three (3) weeks after the end of the term, Owners and their agent shall furnish Tenant an itemized written statement of the basis for, and the amount of, any security received and the disposition of the security and shall return any remaining portion of the security to Tenant. If damage for which Tenant is responsible or there are missing items to the property, exceeds the amount of the security deposit, Tenant hereby authorizes Owner and agent to charge Tenant’s credit card identified in this agreement for such additional damage. Renter is required to provide credit card information.Cancellation: Rental payment is non-refundable. If the tenant cancels the reservation, owners or their agent will attempt to rebook the premises at the same rate. If owners or their agents are able to rebook the premises, tenant will receive a refund less a $100.00 cancellation fee. If owners and their agent are unable to rebook the premises, Tenant’s rental payment, excluding departure cleaning charges, and taxes will be forfeited.
Optional Travel Insurance: We understand our cancellation policy is very restrictive; in order to make you feel a bit more comfortable we now offer CSA Travel Insurance. Please follow the link for CSA policy and coverage details.
Cleaning Fee: Each rental property has a specific cleaning fee ranging from $125 to $185. This charge is for a normal clean. Any excessive linen or towel use or extra cleaning will be charged to you accordingly. The cleaning fee is non refundable.
Dog Friendly Policy: Our dog friendly homes are comfortable, very clean, and well maintained. In order to continue to keep our homes dog friendly there are a few simple and yet very important rules we ask you to respect. Thank you.
1. Dogs are not allowed on any of the furniture in the home, including on the beds. If your dog has a personal bed – please bring it with you.
2. Your dog is required to be house trained, this includes that he/she is not a chewer.
3. We ask that you do not leave your dog unattended at your rental home, unless your dog is crated. Dogs can get very nervous when left in an unfamiliar environment. There are dog walkers listed at the home.
4. If your dog has caused any damage to the house, or your dog has an accident, please notify the office. Please remember to clean up your dog’s messes in the yard and dispose of them properly.
5. There is a $30 per dog fee (no matter how big your dog is) - this is for the stay. Our dog policy is a maximum of 2 dogs per house. We do make exceptions to this rule - please call our office.
Maximum Occupancy: No guests in excess of the maximum occupancy specified in the rental agreement shall occupy the property. Breach of this will result in immediate termination of the rental agreement with a forfeiture of the entire rental amounts and or security deposit.
No Parties: All of our homes are located in residential areas and may NOT be used for weddings, receptions, parties, or large gatherings. Any disruptive parties could result in the eviction and forfeiture of entire rental amount and security deposit.
No Smoking: Smoking is NOT permitted in any of our vacation properties. Please be conscientious and only smoke outdoors and please remember to pick up your cigarette butts.
Disclaimer: We cannot be held responsible for circumstances beyond our control such as any type of noise pollution including construction, public or private functions, and events. Wildfire smoke, interruption of services or utilities including power, water, phone, internet, gas, cable TV or unexpected appliance breakdowns, weather conditions and road closures are all beyond our control.
